This website provides general information about home inspections, water-sample collection, laboratory testing, property-related services, scheduling, pricing, and related topics.

Website content is provided for general informational and marketing purposes. It is not a substitute for:

  • A signed inspection or service agreement

  • A property-specific inspection or evaluation

  • Laboratory analysis

  • Advice from a physician, engineer, environmental consultant, attorney, lender, government agency, or other qualified professional

Information on this website should not be used as the sole basis for deciding whether a property, structure, water supply, or water-treatment system is safe, suitable, compliant, or acceptable for a particular purpose.

2. Separate Service Agreements Control

Your use of this website does not create an inspector-client, consultant-client, or other professional relationship.

Inspection, sample-collection, testing, and related services are subject to a separate written agreement, proposal, order confirmation, or other service terms. If these website Terms conflict with a signed service agreement, the signed service agreement controls with respect to the services covered by that agreement.

Descriptions on this website are summaries and do not expand the scope of any service beyond what is expressly included in the applicable written agreement.

3. Eligibility and Authority

You must be at least 18 years old to schedule or purchase services through this website.

If you schedule services for a property you do not own, you represent that you have authorization from the owner, purchaser, property manager, real estate professional, or other authorized party to request the services and provide access to the property.

4. Accuracy of Website Information

We make reasonable efforts to keep website information accurate and current. However, laws, government guidance, lender requirements, laboratory capabilities, testing methods, reference levels, pricing, service availability, and industry practices may change.

We do not guarantee that every page will always be complete, current, or free from errors. We may correct, update, modify, or remove website content without prior notice.

Government standards, guidance, and reference levels summarized on this website should be verified with the applicable agency or professional before being relied upon for a transaction, health decision, or regulatory purpose.

5. Water-Testing Services

Limited Scope of Testing

Water testing evaluates only the contaminants or water-quality characteristics included in the selected testing panel. A test result does not determine whether the water is free from contaminants that were not analyzed.

Testing does not guarantee that water is potable, safe for every person, suitable for every use, or free from all biological, chemical, radiological, or environmental hazards.

Snapshot in Time

Water-test results apply only to:

  • The sample collected

  • The date and time of collection

  • The specific collection point

  • The conditions present at the time

  • The parameters analyzed by the laboratory

Water quality can change because of rainfall, drought, flooding, volcanic activity, agricultural activity, nearby wastewater systems, changes in groundwater, system maintenance, treatment-system performance, plumbing conditions, tank conditions, contamination events, or other factors.

A result from one fixture or sampling point may not represent the water quality at another fixture, inside a catchment tank, directly from a well, or before treatment.

Sample Collection

We use reasonable sample-collection, handling, storage, and delivery procedures based on the selected test and the laboratory’s instructions. However, no sampling process can eliminate every possibility of contamination, environmental interference, shipping delay, laboratory error, or other condition affecting a sample.

The customer is responsible for providing safe and timely access to the property, water system, treatment equipment, and appropriate sampling locations.

Independent Laboratory Analysis

Water samples may be analyzed by an independent analytical laboratory. The laboratory is responsible for its analytical methods, quality controls, equipment, calculations, reporting, and test results.

Big Island Home Inspectors is not the laboratory and does not independently reproduce or verify every laboratory analysis.

Unless expressly confirmed in writing for a specific test, we do not represent that a laboratory, test, sampling method, or report is certified or approved by the Hawaiʻi Department of Health, a federal agency, a particular lender, or any loan program.

If a summary prepared by Big Island Home Inspectors differs from the original laboratory report, the laboratory report controls.

Reference Levels

Reference levels shown on this website may be based on guidance or standards published by the Hawaiʻi Department of Health, U.S. Environmental Protection Agency, or other recognized sources.

Private residential rainwater catchment systems and private residential wells are generally not regulated in the same manner as public water systems. Public-system standards may be presented as useful comparison levels, but their inclusion does not mean that they are legally enforceable standards for every private water source.

Reference levels and explanatory notes are provided to help customers understand laboratory results. They are not medical diagnoses, regulatory determinations, or guarantees of safety.

Catchment-Water Testing

Rainwater catchment results may be affected by the roof, gutters, tank, liners, screens, pumps, pipes, treatment equipment, filters, ultraviolet systems, animals, insects, vegetation, airborne material, volcanic emissions, weather, and maintenance practices.

Testing does not constitute a complete inspection, certification, or approval of the catchment system unless a separate service agreement specifically provides otherwise.

Private-Well Testing

Private-well results may be affected by groundwater conditions, well construction, nearby septic systems or cesspools, agricultural activity, fertilizers, pesticides, industrial activity, saltwater intrusion, plumbing, treatment equipment, and other site-specific conditions.

A standard well-water panel is a screening tool and does not evaluate every potential groundwater contaminant. Additional testing may be appropriate based on the property’s location, use, history, surrounding activities, or lender requirements.

Health and Safety Decisions

Do not rely solely on this website or a general summary when making a health decision. If results indicate E. coli, elevated nitrate or nitrite, lead, another potential health hazard, or an unexpected contaminant, avoid using the water for consumption until you receive appropriate guidance.

Contact the Hawaiʻi Department of Health, your healthcare provider, the laboratory, or another qualified professional when health or safety concerns exist. Seek immediate medical assistance when appropriate.

6. Loan and Real Estate Transaction Requirements

VA, FHA, USDA, conventional, and individual lender requirements vary. Requirements may depend on the property, water source, loan program, lender, underwriter, appraiser, location, and current agency guidance.

We do not guarantee that:

  • A particular testing panel will satisfy a lender

  • A lender will accept the laboratory or sampling method

  • A test result will qualify a property for financing

  • A lender will accept a report after a particular date

  • A property will pass any loan, appraisal, underwriting, or government requirement

Customers using testing or inspection results for financing must obtain the lender’s written requirements before scheduling. Additional sampling, testing, documentation, or fees may be required.

The customer remains responsible for submitting reports to the lender, monitoring deadlines, and confirming acceptance unless a written agreement expressly assigns those responsibilities to us.

7. Home-Inspection Information

A home inspection is a limited, visual evaluation of readily accessible components and conditions within the scope defined by the applicable inspection agreement.

Unless specifically included in writing, a home inspection is not:

  • A guarantee or warranty

  • A code-compliance inspection

  • An appraisal

  • An engineering or architectural analysis

  • An environmental assessment

  • A prediction of future performance

  • An evaluation of concealed, inaccessible, or destructive conditions

  • A certification that the property is free from defects or hazards

Conditions may be hidden by walls, floors, ceilings, furniture, stored items, finishes, vegetation, soil, weather, occupancy, utilities being turned off, or other access limitations. The signed inspection agreement and inspection report define the actual scope, exclusions, and limitations of the inspection.

8. Scheduling, Estimates, and Availability

Submitting a form or selecting an appointment time does not guarantee that an appointment has been accepted. An appointment is confirmed only after you receive confirmation from us.

Prices shown on the website may be estimates and may change based on property size, location, travel, access, scope, testing requirements, laboratory fees, urgency, or additional services.

Travel fees, expedited fees, laboratory fees, cancellation charges, reinspection fees, or other charges may apply when disclosed during booking or in the applicable service agreement.

We may decline, reschedule, or cancel a service when conditions are unsafe, access is unavailable, required information is missing, laboratory services are unavailable, weather interferes, or circumstances prevent proper performance.

9. Customer Information and Responsibilities

You agree to provide accurate and complete information when requesting services. This may include property information, contact details, water-source type, treatment-system information, lender requirements, access instructions, known hazards, and transaction deadlines.

You are responsible for informing us in advance about:

  • Unsafe property conditions

  • Aggressive animals

  • Contaminated areas

  • Restricted access

  • Occupants requiring notice

  • Security systems

  • Known water contamination

  • Special lender or laboratory requirements

  • Any circumstance that could affect safe access or service performance

We are not responsible for delays, additional charges, or unusable results caused by inaccurate information, inaccessible sampling points, insufficient notice, undisclosed requirements, or conditions outside our reasonable control.

10. Third-Party Services and Links

This website may contain links to government agencies, laboratories, lenders, payment processors, scheduling providers, mapping services, social media platforms, or other third parties.

Nothing in these Terms excludes or limits liability that cannot legally be excluded or limited, nor does it waive any consumer right that cannot legally be waived.

17. Indemnification

To the extent permitted by law, you agree to indemnify and hold Big Island Home Inspectors and its owners, employees, inspectors, contractors, and service providers harmless from claims, damages, liabilities, and reasonable expenses arising from:

  • Your unlawful or unauthorized use of the website

  • Your violation of these Terms

  • Your violation of another person’s rights
